SilverLeaf is one of Northeast Florida's largest and fastest-growing master-planned communities, set in northwest St. Johns County along St. Johns Parkway, just west of I-95 between County Road 210 and State Road 16. Developed by The Hutson Companies, it's planned for more than 16,000 homes across roughly 11,000 acres, with over 4,000 acres set aside as preserved conservation land — and it has been ranked among the top 10 best-selling master-planned communities in the country. For buyers relocating to St. Johns County, SilverLeaf offers a rare combination: Florida's No. 1–rated school district, resort-style amenities, new homes from a deep roster of trusted builders, and — unusually for a community this size — no CDD fees.

Straight Answers About Selling Your Home

Selling a home is one of the biggest financial decisions you’ll make, and having clear, honest information is essential. I believe in taking the time to answer your questions, explain your options, and provide straightforward guidance so you can make decisions that are right for you.

Below are answers to some of the questions I’m asked most often by homeowners throughout Southeastern Massachusetts.

SilverLeaf's location along St. Johns Parkway gives quick access to I-95, making it a practical choice for commuters and for households splitting time between the region's two anchor cities:

  • St. Augustine's Historic District — About 25–30 minutes south to the nation's oldest city.
  • Jacksonville — Roughly 25–35 minutes north via I-95 to the St. Johns Town Center and Southside employment centers.
  • Jacksonville International Airport (JAX) — Approximately 40–45 minutes north.
  • The Beach — About 35–40 minutes east; SilverLeaf sits on the county's inland, western side, so the coast is more of a day trip than a quick hop.
  • Golf — Several nationally known courses at nearby World Golf Village are just minutes away.

The trade to understand is the same one that comes with any western St. Johns County community: SilverLeaf favors value, space, and easy interstate access over beach proximity.

SilverLeaf's master plan calls for five amenity centers, the first of which is open, with the second debuting in 2026. Across the community, plans include free-form and resort-style pools, a zero-entry pool and lap pool, splash pads, a lazy-river water feature, tennis and pickleball courts, dog parks, sports fields, fitness spaces, playgrounds, and clubhouses and event pavilions—all connected by more than 50 miles of sidewalks and golf-cart paths.

One thing buyers should verify carefully: amenity access in SilverLeaf is neighborhood-specific, and not every neighborhood has access to the main SilverLeaf amenity centers. For example, the 55+ Reverie at SilverLeaf neighborhood has its own dedicated amenity center, and its residents' access is limited to Reverie's amenities rather than the broader SilverLeaf amenity centers.

(Access rules can differ from community to community—the same builder's active-adult neighborhoods elsewhere may include access to both their own and the surrounding community's amenities—which is exactly why it's worth confirming.) Before choosing a home, it's important to confirm precisely which amenity centers a specific SilverLeaf neighborhood includes.

SilverLeaf is designed to keep daily needs close to home. The community's town center brings shopping, dining, medical services, and everyday conveniences into SilverLeaf itself — reachable by golf cart along the community's cart-path network — and residents regularly cart to food-truck nights and farmers markets. As one of the community's commercial districts continues to fill in, the roster of on-site shops and restaurants keeps growing, with additional retail at nearby World Golf Village.

SilverLeaf sits within the St. Johns County School District—consistently ranked Florida's No. 1 public school district, with an "A" rating. Depending on the neighborhood, students have generally been zoned for Wards Creek Elementary, Pacetti Bay Middle School, and Tocoi Creek High School, with some sections zoned to K–8 academies such as Liberty Pines or Mill Creek.

A brand-new K–8 academy is scheduled to open inside SilverLeaf for the 2026–27 school year, with additional schools planned as the community grows. Because SilverLeaf is large and still adding schools, zoning is assigned by address and continues to evolve—so families should confirm the current zoned schools for a specific homesite directly with the St. Johns County School District.

SilverLeaf's biggest financial draw is what it doesn't charge: there are no CDD fees. Many large master-planned communities in Northeast Florida — Nocatee and RiverTown among them — carry Community Development District assessments that can add roughly $1,500 to $4,000 or more per year on top of HOA dues. SilverLeaf funds its amenities through HOA dues alone, which can save homeowners thousands of dollars a year and stretch a buyer's budget further.

That value extends to the homes themselves. SilverLeaf is built by more than ten of the region's trusted builders — including David Weekley Homes, ICI Homes, Dream Finders Homes, Lennar, Toll Brothers, Riverside Homes, and others. Notably, many of the same builders who build in Nocatee build very similar homes in SilverLeaf, often at lower prices — so buyers can frequently get comparable design and construction here for less. Home options span maintenance-free townhomes to single-family homes to larger estate lots, recently ranging from roughly the high $200s to well over $1 million depending on neighborhood and homesite. (Pricing shifts with the market, so current ranges are worth confirming.)

Because SilverLeaf is one of the largest developments in Northeast Florida and is still actively building out, two things deserve real attention when choosing a home.

First, be mindful of what's planned near a given homesite. A lot that feels quiet or wooded today may border a future neighborhood, road, or commercial parcel down the line. It's worth reviewing the master plan for what's slated to be built around a home before committing.

Second, the First Coast Expressway (State Road 23) is being built directly through SilverLeaf, with a major interchange planned at St. Johns Parkway. This roughly 46-mile toll road will eventually link I-10 to I-95, and while it promises strong long-term connectivity, the SilverLeaf segment is under active construction and isn't expected to be complete until around 2030. A homesite's proximity to the expressway route and interchange is worth weighing carefully — both for near-term construction activity and for long-term considerations like highway access, traffic, and noise. Working with an agent who knows the SilverLeaf master plan can make a real difference in choosing the right location within the community.

For buyers relocating to St. Johns County who want Florida's top-rated schools, resort-style amenities, and new construction from trusted builders — all with no CDD fees and often at a lower price than the county's eastern communities — SilverLeaf is one of the region's strongest values. The trade-offs to weigh are its inland location (the beach is a day trip), its still-developing surroundings, and the expressway taking shape through the community. For those reasons especially, it pays to work with someone who knows SilverLeaf's neighborhoods, amenity structures, and build-out plans in detail before choosing a home.
