Developed primarily by Mattamy Homes across about 4,170 acres and approved for close to 4,950 homes, RiverTown pairs an "Old Florida" natural setting with resort-style amenities, top-rated St. Johns County schools, and a genuinely wide range of home options — from townhomes to luxury riverfront estates to a dedicated 55+ neighborhood. For families relocating to the region who want space, nature, and a strong school district, it's one of Northeast Florida's most popular choices.

Selling a home is one of the biggest financial decisions you’ll make, and having clear, honest information is essential. I believe in taking the time to answer your questions, explain your options, and provide straightforward guidance so you can make decisions that are right for you.
Below are answers to some of the questions I’m asked most often by homeowners throughout Southeastern Massachusetts.
RiverTown sits along the St. Johns River in the fast-growing St. Johns/Fruit Cove area, with access via State Road 13 and County Road 210. Its location favors easy trips into Jacksonville and a strong connection to nature, with the coast reachable for day trips:
- Jacksonville — Roughly 25–30 minutes to the St. Johns Town Center and the city's Southside, with Mandarin's shopping and dining even closer.
- St. Augustine's Historic District — Approximately 35 minutes south for the nation's oldest city.
- The Beach — About 40–45 minutes east to the Atlantic; at RiverTown, the everyday water is the river, with the ocean saved for day trips.
- Jacksonville International Airport (JAX) — Roughly 40–45 minutes north.
It's an honest trade that appeals to a specific buyer: RiverTown gives up the beach-adjacent location of some eastern St. Johns communities in exchange for something they don't have—true riverfront living, more preserved land, and a quieter, nature-first setting with quick access to the city.
The river is what sets RiverTown apart. Residents have access to a community dock, a fishing pier, and a kayak and canoe launch, plus Riverfront Park and riverfront trails with open-water views. The community is also golf-cart and trail friendly — residents regularly take golf carts down to the river and along RiverTown's network of interconnected paths, which link neighborhoods to amenities, parks, and preserved natural areas.
One thing for out-of-town buyers to understand about RiverTown is that it's a residential, nature-focused community rather than a fully self-contained town. Unlike some master-planned communities that build a complete town center — grocery stores, restaurants, and daily services — inside the community itself, RiverTown residents generally head just outside for most grocery runs, shopping, and dining. The upside is convenience without the congestion: a wide selection of grocery stores, restaurants, and everyday services sits a short drive away along the SR-13 and CR-210 corridors and in neighboring Fruit Cove and Julington Creek, and the on-site RiverCafe covers a casual bite without leaving home. For buyers who prefer a quieter, residential setting over a busy commercial hub in their backyard, that trade is part of the appeal.
RiverTown is known for one of the deepest amenity packages in Northeast Florida, built around multiple resort-style amenity centers—including the RiverClub and the RiverHouse, along with a newer center featuring a lazy river. Across the community, residents enjoy:
- Multiple pools, including a junior Olympic lap pool, a zero-entry family pool, and a lazy river.
- A fitness center, yoga studio, lit tennis courts, and pickleball.
- The riverfront dock, fishing pier, and kayak/canoe launch.
- Miles of walking and biking trails, event lawns, and a two-section dog park for large and small dogs.
- Pocket parks throughout, plus RiverTown Fields for youth baseball, softball, and soccer.
Individual neighborhoods layer in their own amenities as well, so many residents have a pool or gathering space close to home in addition to the community's central centers.
For relocating families, schools are often the headline, and RiverTown sits within the St. Johns County School District—consistently ranked Florida's No. 1 district, with an "A" district grade for years running. RiverTown also has a neighborhood K–8 school right inside the community: Hallowes Cove Academy, which opened in 2025, giving many families the option to walk, bike, or cart to school.
Beyond the on-site academy, RiverTown students have generally been zoned for Hickory Creek Elementary (K–5), Switzerland Point Middle School (6–8), and Bartram Trail High School (9–12)—all well-regarded schools. Because Hallowes Cove Academy is new and St. Johns County zoning is assigned by address and still settling for the community's newer sections, families should confirm the current attendance zone for a specific homesite directly with the St. Johns County School District. (Private options, including a Montessori school, are also nearby for families who want additional choice.)
Part of RiverTown's appeal is range. Mattamy Homes builds the majority of the community's neighborhoods, while Toll Brothers builds the gated Shores at RiverTown enclave—luxury single-family homes and waterfront townhomes, with private boat slips available on select homesites—and additional builders contribute their own designs. The result is a spread from lower-maintenance townhomes to spacious single-family homes to luxury riverfront estates, at price points that recently ranged from the low $200s for townhomes to over $1 million for luxury waterfront homes. (Pricing shifts with the market, so current ranges are worth confirming.)
One cost factor out-of-town buyers should understand: like most master-planned communities in the area, RiverTown is a CDD community, meaning a Community Development District assessment appears on the annual property-tax bill—in addition to HOA dues—to fund the community's infrastructure and amenities. RiverTown's CDD assessments can run on the higher side, so it's wise to weigh the total monthly cost of ownership—mortgage, CDD, and HOA together—rather than list price alone. The trade-off often favors the buyer, though: home pricing here can be more attractive than at some nearby communities, offering more space for the money to help offset the higher carrying costs.
RiverTown is also home to WaterSong, Mattamy Homes' first age-restricted (55+) community in the United States — a roughly 260-acre neighborhood of villas and single-family homes with its own private clubhouse. Like the 55+ options in other area communities, WaterSong offers the best of both worlds: residents live among neighbors in a similar stage of life within their own enclave and enjoy a dedicated clubhouse, while also having access to all of RiverTown's larger amenities and the all-ages energy of the broader community.
For buyers relocating to St. Johns County who want riverfront living, abundant nature, top-rated schools, and an unusually deep amenity package — all with an easy commute into Jacksonville — RiverTown is one of Northeast Florida's standout communities. It suits growing families, outdoor enthusiasts, and active adults alike, across a wide range of budgets and home styles. The main trade to weigh is location: the beach and St. Augustine are day-trip distances rather than quick hops, in exchange for a setting directly on the St. Johns River that no other master-planned community in the area can match.
